Our Effective Real Estate Marketing Plan Helped Dutchess County Housing Development Achieve Record-Breaking Sales

The new home sales market has been struggling during the downfall of the real estate market. The demand to buy new homes has gone down tremendously and new housing developments have had difficulty selling their properties. Our firm, which specializes in real estate marketing, has helped new housing developments succeed in a struggling market. The case study below is an example of how we helped The Gardens at Rhinebeck become one of the most successful housing developments in the Hudson Valley.

The Gardens at Rhinebeck in Dutchess County

This townhome condominium community is located in the heart of historic Rhinebeck in Dutchess County, NY. Many of the standards features are on par with townhome communities located in Westchester County which sell at the $500,000 range. The homes in the Gardens however start in the mid $200,000. It features spacious, stylish one and two-story condominiums designed on three different floor plans which range from 1,183 square feet to 1,495 square feet. Each home features a no-step entry, energy efficient insulation, Andersen Windows and HardiePland Lap siding, 9’ ceilings, granite and designer fixtures, crown molding, a one-car garage, and a picturesque landscape. Also available for use are a clubhouse, fitness center, tennis courts, and a pool.

The Marketing and Advertising Plan for this Real Estate Development:

After a detailed market and property analysis we determined that Rhinebeck’s location and lifestyle is what truly sets The Gardens apart and that these homes would be perfect for first-time homebuyers, young families, or people looking to buy a summer or second home. We targeted all media outlets in the area and New York City which would increase the visibility of The Gardens at Rhinebeck to this market. Our team then implemented a strategic, comprehensive branding, marketing, and advertising plan which consisted of:

  • Logo design
  • A beautiful presentation folder with photographs and inserts including information on the community, historic Rhinebeck, and the builder
  • 2 print ad designs that were featured in prominent magazines and newspapers including: Hudson Valley Real Estate Magazine, Chronogram, Poughkeepsie Journal, Upstate Magazine, and NY Daily News
  • A 3-page article that was featured in the New York Daily News

Results:

Despite a troubled market, our firm helped The Gardens at Rhinebeck achieve remarkable sales. The Gardens at Rhinebeck sold 50 percent of their units before the grand opening. Perry Goldman, a sales and marketing consultant for the community said, “In my 33 years of selling more than 300 communities throughout the Hudson Valley and beyond as either a sales, marketing director or consultant, I have never been associated with a community that was more than 50 percent sold out prior to the grand opening. I think that’s astonishing!” The community has since been honored by The Builders Association of the Hudson Valley as “Best Multifamily Community”, “Best Townhome Community”, and although it is not-age restricted, “Best Age-Oriented Community”.
